How Often Should You Get Your Boiler Serviced?

The usual advice is to have your boiler serviced every twelve months. For the majority of households, an annual service is sufficient time between visits to ensure your boiler stays safe to use, works properly and is in good condition. For those with gas boilers, an annual service is definitely the way to go.

Exceptions can occur, such as older boilers or boilers that are used more regularly, which might require more services throughout the year. That said, for most people, an annual service is the go-to. Having your boiler serviced once a year is also something that most boiler manufacturers will ask of you if you want to keep your warranty valid.

You’re probably wondering, then, when’s the right time to get the boiler looked at? A good time is usually late spring or summer, and even early autumn. Still, it really does depend on when the boiler was installed or the last time it was serviced.

Is an Annual Service a Legal Requirement?

Annual boiler service is not normally a legal requirement for homeowners. Although we still strongly recommend that you service your boiler every year for safety reasons, to keep it running smoothly and to protect your warranty.

Landlords should note that they are legally obliged to have an annual gas safety check on gas appliances. This is covered by the Gas Safety Regulations 1998 and is separate from general boiler servicing (although you may want to have both done at the same time).

So even though having your boiler serviced every year isn’t legally required (unless you’re a landlord), it’s still a sensible step to take.

What's Included?

A thorough gas boiler service is essential. A typical boiler service will usually cover a visual check, an examination of the key parts, and a series of safety inspections to make sure the unit operates safely and performs well.

A typical boiler servicing visit may include:

  • Visual inspection of the boiler casing and the area around the boiler
  • Inspecting for wear, damage or leaks
  • Inspecting the boiler flue
  • Inspecting the heat exchanger
  • Testing main boiler components
  • Gas supply and pressure check
  • Testing controls and safety devices
  • Look for evidence of a gas leak
  • System pressure check
  • Checking flame and combustion performance
  • Verification of normal operation
  • Issuing of the service report, if applicable.

Boiler servicing may also carry out checks to the wider central heating system where applicable, such as if there are issues with low boiler pressure, cold spots on radiators or poor hot water performance.

Who Should Carry Out the Servicing of a Gas Boiler?

Our boiler servicing is undertaken by a gas safe registered engineer who holds the relevant qualifications to service gas boilers. Before you book a boiler service, it’s wise to confirm the engineer is Gas Safe registered (rest assured, all our gas engineers are) and to request to see their identification.

For oil boiler servicing, you’ll want to go with an OFTEC-registered engineer. Oil boilers should never be serviced by somebody who isn’t qualified with the relevant oil qualifications. Electric boilers should be serviced by a qualified engineer or electrician who has experience in servicing electric boilers.

How Long Does a Service Take?

A frequently asked question is “How long does a boiler service take?” Boiler servicing is usually between 30 and 60 minutes. Of course, it depends on what type of boiler you have, how old it is and its condition, as well as if the engineer finds any problems on the day of your visit.

Your combi boiler will probably take less time to service than a bigger or older boiler would. However, you should not feel that your engineer is rushing your annual boiler service. If your boiler service took half an hour or less, you could question how thorough the engineer was.

It shouldn’t be about how quickly the job is done – it’s about doing the job properly.

Annual boiler servicing can cut down on the likelihood of repairs by identifying smaller problems before they become larger faults. Boiler servicing won’t stop all issues from occurring. However, it can minimise the likelihood of unexpected faults, safety problems and breakdowns.

For most householders, the answer is no. Whilst we would always recommend having your boiler serviced annually, there isn't usually a legal obligation to do so. Landlords should, however, ensure they meet the legal requirement of an annual gas safety check for any gas appliance.

Unfortunately, there isn't a one-size-fits-all answer here. What works best will depend on many factors such as the size of your home, demand for hot water, your current central heating system and how well your boiler is installed. Provided you have chosen the right model for your home and have it serviced correctly, this is likely to be more important than looking for universal lists online.
